Do I need to pay you to use LTRM?
Although we are working on your behalf to find your ideal long let in the Marbella area - you wont have to pay us one cent! We make a small charge to the owner of your potential rental property based on a commission related to the first month of the agreed rental period only - which means that you do not have to pay any fees at all. We can negotiate with the property owner for you - even if the owner of the property is Spanish - as all of us are speak Spanish and English.

What are the benefits of renting first?
One important thing is that you can get a real feel for the location - giving you the ability to find the very best location within the Marbella area and the type of property you would like to buy in the long term. Unless you've spent a lot of time living in Marbella you probably can't be sure of the perfect location in which to buy a property - renting long term will really help you decide. You can also avoid so many of the common problems associated with owning a property in Spain while you get your feet on the ground. Renting before buying is undoubtedly the wisest choice. We are here to make that choice as wise as possible.

Are all of the lets on this website available?
We pride ourselves in having an up to date website with long term lets in Marbella that are available. If a property has been rented recently it will appear on this site with this clearly indicated. You will not be wasting time looking at long term rental properties that are not free for you to rent. The common practise amongst many estate agents and property information boards is to accumulate rentals on their websites over a period of months and even years, without ever signalling if it is currently available or not. This can be most frustrating to the potential tenant. Our goal is to make the renting process as smooth, problem free and enjoyable as possible for you!

Who arranges for the contract to be drawn up and completed?
We arrange for a fully legal contract to be drawn up in both Spanish (required by law) and English, so that you can clearly understand any finer details. You will not pay anything for this service. Once the contract is signed by tenant and owner, the tenant will deal directly with the owner regarding payment of deposit and the first months rent, along with future monthly rental payments. If you need advise along the way, we are always here to help you.

Can I sign a contract before I arrive in the location?
Just take a good look through the properties that appear on this website - from anywhere in the world - and pick a property in Marbella that suits you. Let us know by filling in the form on the property details page of the long lets in Marbella that you are interested in. We will then provide you with more details. Once you have decided on a property you will need to reserve it straight away as they can be snapped up quickly. Reservation can be made with a bank transfer. The amount of the reservation will be your deposit - either one or two months, depending on what the owner stipulates. Some owners will ask for written references from you. The whole process can be carried out remotely - without you even being here.

What is the duration of contract?
Marbella Long term rentals are generally eleven months and can then be renewed if both parties so desire. Winter lets of 6 months may also be negotiated on some properties.

Who stipulates the rental price for each property?
The rental property owner will set the rental price. We can negotiate with the owner on your behalf if necessary.

Will an inventory be taken of the items in the property?
Yes an inventory will be carried out and you will be asked to cross check this and sign it, usually on the day that you move in.

Are pets allowed in any of the properties?
Many owners stipulate no pets. However some owners are happy to rent long term to tenants who have pets. Please ask us prior to viewing properties.

Will my deposit be returned when i leave?
Your deposit will be returned to you by the owner at the end of the agreed contract providing you see out the duration of the contract and once the inventory has been cross checked. The contract is there to legally protect both you and the owner. The contract is a legal document between you and the property owner.

Can I buy the property after letting it?
Some of the long term lets in Marbella on our books offer the possibility of buying. Please contact us to discuss the possibility of a "rent 2 buy" option.

Can I rent my property via you even though I am not in Marbella?
Yes of course. The only thing we require is access to your property in order to carry out a light inspection and take some photos. Later on we will need access to show the property. If you want property management during the rental period please ask us about it.
